This thorough planning sheet by Beth Newingham of Teaching Matters will help you help your students understand the elements of a good mystery story. First model for students how you would use it to help write a mystery story, then challenge them to record their own ideas about what might make a good mystery. Encourage students to be logical about laying out the elements of their mystery. You might wish to read them some mysteries before they get started.
